It starts innocently enough — you’re scrolling through TikTok or Facebook and stumble on an irresistible deal:
“Land in Oyarifa for 20k cedis. Water, Light, Road. Litigation-Free.”
It feels like destiny. But remember: just because the ad looks good doesn’t mean the deal is real.
Lesson: If it sounds too good to be true, it probably is. Real land doesn’t come with flashy pressure tactics—it comes with facts, documents, and verification.

The Call – “Act Fast!
Kwame calls the agent, and just like that, the urgency begins:
“Bro, if you no rush, another person go pick am!”
This is a classic red flag. Scammers thrive on panic and pressure. The more rushed you feel, the more likely you are to skip due diligence.
Lesson: Pressure is a tool. A legitimate land seller won’t be afraid of your questions or your lawyer. Don’t ever skip the search.

The Visit & The Pressure
Kwame visits the land and it looks perfect. Green, peaceful, and even has a big signboard saying “Prime Spot – Limited Plots”. The agent keeps checking his phone like he has hundreds of buyers on hold.
Suddenly, you feel like you’re in a competition. But you’re not buying suya, you’re buying land.
Lesson: A beautiful site visit means nothing without documents. Never make payments before conducting a full land search.

The Quick Deposit
Kwame sends a small deposit via MoMo. He thinks he’s smart because he’ll “do a search later.”
But that’s the trap. The moment you pay, the scam begins.
Lesson: The only time money should exchange hands is after proper legal verification—including a site plan, title documents, and checks with the Lands Commission.

The Urgent 50%
Just when you think you’re in the clear, the agent calls with another emergency.
“The family dey para… send 50% quick before they sell am.”
Kwame hesitates but eventually caves, thinking he’ll lose the land. This is where emotion overrides logic.
Lesson: If a deal makes you feel fear, panic, or rush—step back. Land ownership is not a race. Emotion kills logic.

Indenture & Fence Fever
Finally, a document arrives – the indenture. And with it, a push to build something quickly:
“Do small fence so people go know it’s your land.”
But fencing a stolen or disputed plot doesn’t make it yours.
Lesson: Even documents can be forged. Fencing or building doesn’t protect you from legal trouble if the foundation is wrong.

The Big Slap (Reality)
Then comes the chaos. Workers are interrupted by angry landguards and supposed family members claiming ownership. Kwame arrives to see his building materials seized.
The bitter truth sets in — he’s been scammed.
Lesson: Without verification, you are at the mercy of fate. Land disputes in Ghana can be brutal, expensive, and lengthy.

Regret Monologue
Kwame sits on a block, dusty and confused.
“Why didn’t I verify? Why did I rush? Who can you trust in this land business kraa?”
Too many people ask these questions after it’s too late.
Lesson: You don’t get a second chance with land. Prevention is cheaper than regret.
