A city with a burgeoning young population, Accra epitomizes the housing crisis where traditional building practices and high interest rates have made homeownership almost unattainable for many.
Innovative Solutions for a Complex Issue
Our journey began with a thorough examination of the problems plaguing the housing market. We identified three critical areas needing innovation:
1. Design and Construction Materials: Traditional large and splendid houses are impractical for most people. Additionally, the heavy reliance on concrete in many African countries, including Ghana, is not only costly but also environmentally taxing.
2. Financial Barriers: Astronomically high interest rates from banks make it difficult for average individuals to secure loans for homeownership.
3. Versatility and Mobility: Fixed structures are vulnerable to land disputes and encroachments, common issues in developing countries.
To address these issues, we developed a minimalistic design philosophy using alternative building materials such as galvanized steel, plywood, redwood, hardwood flooring, tiles, plaster boards, cement boards, and mineral wool. These materials ensure durability, safety, and aesthetic appeal while significantly reducing costs.
Financial Accessibility and Flexibility
Understanding that financial barriers are a significant hurdle, we introduced zero-interest payment plans and Rent-To-Own contracts. This in-house financing approach alleviates the burden of traditional bank loans, making homeownership more accessible. Our goal is to bridge the financial gap and turn the dream of owning a home into a reality for many.
Versatile and Mobile Housing Solutions
One of our groundbreaking innovations is the Complete Mobile Pod, a studio-style home unit with a floor space of 25 square meters. This unit includes:
- A porch
- A mini hall/living area
- A kitchen
- A bathroom
- A sleeping area
Inspired by the affordable makeshift structures known as “kiosks” in low-income areas of Ghana, the Complete Mobile Pod is both practical and aesthetically pleasing. Its mobility provides a unique solution to land disputes, allowing homeowners to relocate their homes if necessary, thereby avoiding demolition. This feature also acts as a deterrent to encroachment, offering peace of mind to landowners.
Building for Speed and Sustainability
Efficiency in construction is another cornerstone of our approach. Traditional building methods are time and labor-intensive. Using modern materials and techniques, we can construct homes in less than 90 days, addressing the urgent demand for housing quickly and effectively.
